Our Journey

Marlex Community Partners was born from a chance connection—and a shared vision.

We, the founders, met several years ago at a real estate conference in New York City. Though we were strangers at the time, a simple conversation quickly uncovered a deep sense of alignment. Both born and raised in Upper Manhattan, we shared a passion for equitable development and creating opportunities in communities that have historically been overlooked. We also brought complementary skill sets to the table—spanning finance, development, construction, and policy.

At the time, our individual businesses were rooted in the Washington Capital Region, and over time, our professional paths continued to cross. What started as a conversation became a collaboration—first as consultants and advisors on various commercial real estate projects, then as co-developers on a mixed-use venture in Virginia.

Through these shared experiences, we recognized how often the barriers to entering commercial real estate weren’t just capital or credentials—but access to guidance, practical knowledge, and real relationships.

We’ve both navigated the entrepreneurial journey—its highs, its pivots, and the real costs of building something meaningful from the ground up. That’s why we created Marlex Community Partners—not only to deliver exceptional real estate advisory services, but to offer world-class commercial real estate education to the next generation of developers, investors, and community builders.

We believe that equitable development requires more than good intentions—it requires building power through knowledge, connection, and execution. That’s what Marlex is here to do.

Marlene Patton

Marlene Patton is a seasoned real estate professional and CCIM candidate with 24+ years of experience spanning multifamily, retail, office, affordable housing, and mobile homes. She has overseen portfolios of more than 12,000 properties, managed multimillion-dollar financial reporting, and developed training systems to optimize property management. She is an active leader in several professional CRE organizations.

Alexsis M. Blakely

Alexsis M. Blakely is a real estate entrepreneur and developer specializing in commercial real estate, including mixed-use projects, master-planned communities, multifamily housing, hospitality, and adaptive reuse projects. She advises on financing and tax credit structures for large-scale community projects, including New Markets Tax Credits (NMTCs). An alum of Capital Impact Partners' Equitable Development Initiative (EDI) and member of Amazon's Housing Equity Accelerator Fellowship in the Capital Region (Cohort 1), she enjoys sharing knowledge and partnering with established emerging developers.
